What you need to know before purchasing property in the Niagara Region.

We live in a new era, and a new way of purchasing property, we can do many things virtually but the essentials still remain the same and the first steps are listed below:

  3. pre-qualify for a mortgage. Ok, you get it, we need to have your financial house in order. You need to know what your downpayment will be, your monthly payments, your taxes, your affordability and your potential income trajectory. There is nothing worse than falling in love with a house or an area only to find out you can't afford it. If you need a good mortgage advisor, I work with several good ones.
  4. Understand your phase in life. Are you entering the market, upsizing, downsizing, re-locating or investing? Each of these scenarios come with different challenges and opportunities. Knowing what you expect helps us narrow the focus.
  5. Virtual reality isn't just for kids anymore. Many properties now have the ability to host a true virtual walk-through if you have the proper equipment. Investing in specialized goggles, or goggle add-on for your smart phone will allow you to literally walk through the homes as if you were there.
  6. Paperwork and meetings can all be done electronically and virtually to reduce commuting if you are from outside the region.

  • Recommend expert help when needed, such as home appraisal, home inspection, and contracting services
  • Manage your offers and counter-offers, and my skills and experience as a negotiator to make sure you get the best deal possible
